Booking a private villa is very different from booking a regular hotel room, especially concerning payments and cancellations. Would you mind reading the following conditions carefully?

PURI ASIA is an agent in promoting properties for rent and arranging bookings. Each time a Guest confirms a booking of property through PURI ASIA. A rental contract is into between the owner or villa management for the agreed period (“Rental Period”). And the guest is the person who did the booking.  Each time a guest books property through PURI ASIA. The guest should agree to these terms and conditions. The rental contract is not effective until PURI ASIA has confirmed the guest’s booking in writing.

1. PAYMENT

When the Guest makes a booking request, the Guest must make the appropriate deposit payment to Puri Asia within five working days of availability confirmation. If we do not receive the required deposit amount within five business days. Puri Asia reserves the right to void the Guest’s booking request. The following deposit payment applies to most villas.

  • For rentals beginning more than 75 days after the date of the booking request. A deposit of 50% of the total rental amount is payable.
  • For rentals beginning 75 days or less after the date of the booking request. The total rental amount is payable as a deposit.

Where a 50% deposit applies to the booking, the Guest must pay the remaining 50% balance not less than 75 days before the scheduled arrival date.

2. PAYMENT METHOD

We have two different payment methods available to make it easier for you in villa booking. You can choose the one which is most accessible in your situation.

– Wire Transfer.

International telegraphic transfer to our corporate bank account usually takes about three days. The amount transferred must include telegraphic transfer fees. Suppose you choose to settle your payment by bank transfer. Would you mind making sure that you allocate sufficient time before the due date? In this case, you are aware that your transfer payment may not reach our account in time. Promptly notify us by sending an emailed scan of your transfer instruction receipt. Make sure that the ticket has the bank’s authorization print-out. We have to receive the payment in full into our account. In the case of arriving, the price is slightly less than required in the invoice because of the transfer fee, bank’s charge, currency loss, etc. You must pay the rest simultaneously as your final payment if you pay a deposit or cash upon arrival.

– Online Payment with Credit Card

Online payment is the simplest and quickest way to settle your bill. It also becomes the most favorite payment method for our guests to book their villas selection. For Indonesian banking regulations, all credit card transactions are in Indonesian rupiah. This means that if you pay by credit card. You will receive your invoice converted into rupiah, which is the exchange rate in the villa. We will send you a link that will direct you to the online form, where you will have to fill in your credit card details. Would you mind keeping your payment receipt if required in the future? As soon as we receive the payment, we will issue a BOOKING CONFIRMATION NOTICE within 24 hours, advising you that we will lock the villa for your stay. It can be subject to further (final) payment.

3. ADDITIONAL COSTS

The cost of electricity, mains water, cleaning, and garden supplies. And also, local taxes will be present in our villa’s rental rates. There are generally no additional costs, surcharges, taxes, staff salaries. Or management fees above the price quoted unless otherwise stated in the property description. The Guest booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail. Typically telephone and internet charges and provisioning costs will be the guest’s responsibility. Gratuities for household staff are welcome and normal but it’s as you like.

4.RESERVATION VOUCHER

Confirmation details, the private luxury villa address, contact details of the villa manager, transfer arrangements. Directions to the property are sent to the client in a reservation voucher when we have the full payment. This voucher, along with the client’s passport, should be ready upon arrival.

5. ARRIVAL / DEPARTURE TIMES

Typical check-out and check-in times are 12:00 pm and 3:00 pm, respectively, unless stated otherwise. PURI ASIA will work with the villas owner or owner’s representative to accommodate the guest’s actual arrival and departure times and be subject to availability. Would you mind advising PURI ASIA of any changes to the guest’s schedule to make every effort to accommodate them?

6.Security Deposit

A security deposit may be payable directly to the owner or owner’s representative immediately upon arrival at your selected villa in Bali. The standard security deposit will be required for each private luxury villa as shown in the property description;however, the owner has the right to impose different requirements on a case-by-case basis. May refuse access to the property if will not pay the security deposit in full. The security deposit will be welcome in cash or when a non-standard security deposit applies. PURI ASIA will inform the guest in advance of the amount payable and any other conditions.

The security deposit will be back at the end of the rental period, after deducting: all additional expenses incurred on the guest’s behalf (e.g., additional charges for goods, services, and staff, which the guest has not directly paid, and telephone and internet charges, if applicable). And the cost of replacement or repair for any loss or damage to the property. Or its surroundings or contents caused during the rental period. If cannot reasonably determine this cost before the guest’s departure, the owner or the owner’s representative is entitled to withhold a reasonable estimate from the guest’s security deposit. And also will return any balance to the guest as soon as possible when we know the actual cost.

7. DAMAGE OR LOSSES

Villa property is typically someone’s home. Please treat villas property rented accordingly, and leave the property. Also, all its contents are in good order and in an acceptably clean condition. Any damage or losses caused during the rental period. As well as any special cleaning requirements will be the guest’s responsibility and may be charged to the guest’s account and deducted from the guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the rental period, the owner or owner’s representative may require the guest and their party, including visitors, to vacate the property immediately, without compensation or refund.

8. ACCESS

The property and its facilities are available for the guest’s full enjoyment during the rental period. However, the owner, owner’s representative, or other staff and contractors may need access to the property from time to time (e.g., for maintenance purposes to the house, garden, swimming pool, utilities, and services, or to provide additional services requested by the Guest, etc.). The host must provide access to the property in a fair and reasonable way.

9. NUMBER OF GUESTS

The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping. They are  in the booking confirmation and reservation voucher. Unless specifically authorized in writing. Exceeding this number may invalidate any insurance policy on the Bali villa’s property. Entry or access to the parcel may be refused or limited where the number of guests exceeds the stated requirement. No pets are allowed unless agreed in writing in advance.

10. USE OF PROPERTY

All bookings are assumed to be for everyday holiday purposes only. And the Guest agrees that the use of the Property will be limited to this purpose unless otherwise confirmed in writing if the Guest is planning to hold an event, such as a wedding or party, which involves having a more significant number of people at the Property. Or if the Guest is planning to use the Property for a purpose other than a holiday. Please communicate this to Puri Asia when booking, as it may require special approval or arrangements.

Please note that we will not accept same-sex wedding ceremonies of any kind for properties in Indonesia to avoid potentially offending prevailing local customs and last-minute disruptions to guest plans. Depending on the nature of the event, a surcharge and additional security deposit may be required, which will be agreed upon and confirmed in writing before confirming the reservation. Note that some Properties are in residential areas or estates. And also, some are subject to rules and regulations regarding their use. Therefore, it may not always be possible to grant permission for specific uses. Or activities due to these or other reasons beyond the control of Puri Asia and the Owner.

And

Suppose Puri Asia has confirmed a booking that includes an event at the Guest’s chosen Property in certain circumstances. In that case, the Guest must then obtain permits from the police and the local community before the event. The Guest acknowledges and agrees that Puri Asia, the Owner, and the Owner’s Representative cannot control these permits. Suppose the police and the local community refuse to issue a license for an event at the Property. The Owner or the Owner’s Representative will refund any event fee paid by the Guest to the Owner. However, neither Puri Asia, the Owner, nor the Owner’s Representative will be liable for any additional refund or payment to the Guest.

11. CONDUCT AND DUE CARE

Properties will be in quiet residential neighborhoods. Guest must respect this and must ensure that all guests and visitors to the Property behave appropriately. Illegal or immoral activities, such as gambling, prostitution, prohibited drugs, possession or use of pyrotechnics, or dangerous products. And possession or use of firearms and other weapons can’t be possible. You can’t smoke unless  in the reservation confirmation or voucher, they say it’s allow.

The guest is responsible for the behavior of the guests staying at the Bali villas property and visitors during the rental period. Should any guest(s) or visitor(s) not behave suitably, the owner or the owner’s representative may, in their absolute discretion, require the Guest, their party, and visitor(s) to leave the premises and vacate the property immediately, without compensation or refund. In the interests of safety, due care should be taken at the property at all times, especially with children. Should give suitable supervision around pools, beaches, and roads and when using all property facilities.

12. VALUABLES AND SECURITY

Any guest valuables or properties left or used at the property are at the guest’s own risk. Neither PURI ASIA, owner, nor villa management accepts any responsibility for loss of or damage to guest property. The guest is responsible for the property during the rental period. And must ensure that all windows and doors will be locked securely when not on the premises. Any act or omission by the guest, their party, and visitors which may negate or prejudice the property’s insurance policy and results in loss or damage is the guest’s responsibility. So be careful with your valuables and take care of your selected villas.

13. PRICE FLUCTUATION

Once the guest’s booking is confirmed, the price of the guest’s reservation is fully guaranteed. Even if PURI ASIA changes the price on its website after the guest’s booking has been confirmed. In return for this commitment. No refunds will be possible for any exchange rate fluctuations that would otherwise reduce the rental cost. PURI ASIA reserves the right to impose any taxes or other charges that any government or other regulatory body may implement, which were unknown at publishing. PURI ASIA will tell the Guest promptly in the unlikely event that it becomes aware that any taxes or charges will apply to the guest’s booking. We ensure you will have your selected villa in Bali with fix budget.

14. CANCELLATIONS

Suppose you wish to cancel a confirmed reservation. Must send written notice of cancellation to PURI ASIA. All cancellation notices received by PURI ASIA should be in writing. We recommended that the guest and all members of their party purchase trip cancellation insurance. Cancellation of a reservation includes, but is not limited to, cancellation of one or more days of a reservation.

An amendment of a booking so that none of the booking dates once amended fall within the exact dates that originally constituted the booking. Failure of all Guests to provide the required documentation on arrival (e.g., Passports or suitable identification); and Attempt by the guest, their party, or visitors to hold an event at Bali villas property in breach of these Terms and Conditions or violation of any rules applicable to the guest’s chosen private luxury villa property. If the guest cancels a confirmed booking, the following cancellation fees will generally apply:

  • 25% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period

  •  will lose 50% of the total rental amount if the cancellation is between 30 and 60 days before the beginning of the rental period

  •  will lose 100% of the total rental amount if the cancellation is between 1 and 29 days before the rental period.

  • For no-show: 100% of the total rental amount will be lost

15. AMENDMENTS

Once PURI ASIA issues a booking confirmation, a fee of USD 50 will apply to each amendment made. PURI ASIA will do its best to accommodate any reasonable modifications, but the guest should be aware that some changes may not be possible. Please note that these amendment policies apply for regular booking periods. Special amendment terms may apply for peak/high seasons and be stated in the property description, booking confirmation, or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.

In the unlikely event that PURI ASIA is unable for any reason (including the sale of a property and force majeure) to provide the guest with the property booked by the guest. PURI ASIA reserves the right to transfer the guest and their party to an alternative private luxury villa property with similar type and value, in consultation with the guest. If the price of the substituted Property is less than the original booking,   will reimburse the difference to the guest. If the cost of the covered property is higher than the original booking, the difference will be paid to the customer.

And

However, after considerable effort by PURI ASIA, no alternative of similar type and value is available or can reach no agreement between the guest and PURI ASIA. Either PURI ASIA or the guest may opt to cancel the booking and Bali villas rental contract. In that event, PURI ASIA will refund all costs the guest already paid, without further compensation.

16.COMPLAINTS

Every attempt will be present for the guest to have an enjoyable stay. If the guest has a problem during the rental period, please immediately inform the owner or representative, who will endeavor to put things right. If the owner or owner’s representative does not satisfactorily address the guest’s problem, don’t hesitate to get in touch with PURI ASIA promptly. For the guest’s complaint, the guest must communicate any trouble while on location. If you do not have any objection during the rental period, PURI ASIA and the owner will assume that the property was to the Guest’s satisfaction and entertain no complaint.

17. PROVISIONS

Self-catering accommodations require that the Guest supply all provisions and consumables necessary for daily living. The private luxury villa property staff may accommodate any reasonable requests to purchase provisions on the guest’s behalf. And we will take it on your guest’s account.

PURI ASIA’s Responsibility

The descriptions, assessments, or ratings of Bali villas properties and surrounding locations that PURI ASIA publishes or gives to the guest are provided in good faith and in the belief that they are accurate based on the latest information received. However, PURI ASIA cannot be responsible for any modifications to the properties or inaccuracies. Where PURI ASIA publishes or refers to descriptions, assessments, or ratings of the property either by PURI ASIA or by third parties. These ratings are for information purposes only, and PURI ASIA will not be held responsible for any reliance placed on these ratings.

18. DISCLAIMERS

Neither PURI ASIA, the owner, nor the villa management accepts any responsibility. Or liability for any physical injury, sickness, death, loss, damage, inconvenience. Or additional expenses incurred by the guest, their party, or visitors regardless of the cause; any vehicle or the contents of any vehicle used, hired or engaged by the guest or their party during the rental period; Inability of the guest or any member of the guest’s party to enter the location of private luxury villa property or stay at the property for all or part of the rental period as a result of failure to obtain appropriate travel or visa documentation, cancellation, amendments to travel arrangements.

Also

The missing of flights or travel connections. Or any delay or cancellation of the booking as a result of war, the threat of war, riot or civil strife, strike. Also demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority. And technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing. Or other issues or difficulties with the Property which make it unsafe or unusable, or any other circumstances which amount to ‘force Majeure or Acts of God, or other events beyond the Owner’s control.

In no case will PURI ASIA, owner, or villa management. Also, collectively be liable to make any payment or give any refund. Or compensation of any amount over. and above the total rental amount paid.

19. JURISDICTION

This contract is subject to the laws of INDONESIA. In case of any problem with the reservation and rental of the property that cannot quickly resolve between the parties. Both parties shall therefore rely exclusively on the court of Indonesia to fix it. By making its booking request, the Guest agrees to these terms and conditions. He has been read, understood, accepted, and agreed to by the guest without reservation and exception. If any of the needs of this rental contract are or become or are deemed invalid. Or if there is any omission from any terms and conditions. The remaining terms and conditions will remain valid and enforceable and cannot be change.
